TENANT'S RESPONSIBILITIES

Renting a property comes with a responsibility that tenants must fulfill to ensure a smooth transition and a hassle-free/comfortable living experience.


UPON MOVE-IN

Providing required information & documents:

This includes providing a copy of passport, Emirates ID, visa, contact information and other documents required for KYC.


Registration of Lease Agreement in Municipality:

If required, the tenant is responsible for the application process and the cost for attestation of the tenancy agreement (EJARI).


Rent payments and Security Deposit:

the tenant should pay the initial rent payment, security deposit and arrange to issue subsequent rental payments via cheque for the duration of the lease agreement or arrange payment in accordance with the terms and conditions outlined in the Tenancy Agreement. The tenant should ensure that these payments are made on time and there is enough balance in their account to avoid late payment fee or penalty for bounced cheque.

   

Obtaining Move-In permit from Community/Building Management:

submitting move-in request along with the required documents are the tenant’s responsibility. Tenants should make sure that they obtained the necessary permit before their move-in date.

 

Utilities and Services:

Tenants are responsible to transfer utility accounts and services in their name, if applicable, to ensure that utilities are activated before moving in to avoid any inconvenience. Timely payment is an absolute requirement, especially if the utility accounts remain under the Owner’s name.


Move-In Inspection:

Conduct a thorough move-in inspection of the rental unit and document any existing damages or issues and report them to the owner to avoid being held responsible for them at the end of the tenancy.

 

DURING OCCUPANCY


Maintenance and Upkeep:

Maintain the rental property in good condition throughout the duration of the tenancy. This includes keeping the property clean, promptly reporting any maintenance issues or repairs to the Owner and following any maintenance guidelines outlined in the lease agreement.


Repairs:

In general, tenants are responsible for any minor repairs which resulted from day-to-day usage and misuse including but not limited to;

 

Minor Plumbing Issues:

Such as clogged drains, sinks or toilets due to improper disposal of waste or foreign objects.

Wall Damage:

Including holes, scratches, or marks caused by hanging pictures, moving furniture, or accidental impacts.

Fixture Damage:

Such as broken towel racks, bidets, faucets, curtain rods, or blinds.

Paint Damage:

Including chipped or peeling paint resulting from neglect or failure to report minor issues before they worsen.

HVAC Issues:

Such as clogged filters and dirty vents

Pest Infestations:

Resulting from poor sanitation practices or failure to promptly report signs of pests for treatment upon moving in.

Handle/Lock and Key Problems:

Including broken keys, damaged locks, damaged cabinet or wardrobe handles and lost keys requiring replacement or repair.

Screen Damage:

Such as broken panes, damaged screens, or faulty mechanisms due to negligence or accidental damage.

Consumable Replacement:

replacement of busted lights/etc.


Respect Property Rules and Regulations:

Adhere to the rules and regulations set forth by the owner or community/building management, including noise restrictions, pet policies, parking rules, and any other guidelines outlined in the lease agreement or community policies.


WHEN MOVING OUT


Give proper notice:

Tenants are required to give 3 months notice before moving out. Failure to do so indicates an intention to renew the contract; otherwise, a penalty will be incurred.


Move-Out Cleaning:

Tenants are expected to handover the property back to the owner in a clean and tidy condition, they are required to get a professional cleaning company to do the move-out cleaning.


Reinstatement:

The tenant is required to make good any damage made to the property and hand over the property in a ready-to-rent condition.


Completing Move-Out inspection:

Tenants should be present when the Owner or the property manager conduct a move out inspection to assess the condition of the property and to address any issue raised during the inspection.


Utility Account Clearance:

Tenant should ensure that all outstanding bills are paid and have obtained clearance from utility service provider if applicable.
