OWNER'S RESPONSIBILITIES


UPON MOVE-IN


  • The Owner is required to handover the leased property to the tenant in a good condition. Here’s an elaboration on what “good condition” entails.


CLEAN:

The property should be thoroughly cleaned before the tenant moves in.

REPAIRS:

The Owner should ensure that any necessary repairs are completed. This could involve fixing leaky faucets, repairing broken appliances, replacing damaged flooring, or addressing any structural issues.

SAFETY:

The property should meet safety standards mandated by local laws and regulations. This might include all smoke detectors and carbon monoxide detectors are installed and functional, that staircases and railings are secure (in case of villas and townhouses), and that there are no obvious hazards presents.

UTILITIES:

The Owner should ensure that all utilities (such as water, electricity) are in working order, that all are paid and/or transferred into the tenant’s name if necessary.

APPLIANCES & FURNITURE:

If the property is rented furnished, the Owner should ensure that all appliances are in good working condition, any provided furniture or furnishings should also be clean and functional.


  • The Owner should provide the tenant with documentation (in the form of move-in inspection, checklist, or report) outlining the condition of the property at the time of move-in.


DURING TENANCY


  • Maintenance and Repairs: The Owner shall carry out a routine inspection and maintenance of HVAC system, plumbing and the entirety of the property. In terms of repair, it is the responsibility of the Landlord to address major repairs in structural, HVAC system, Heaters, plumbing, electrical and any repairs resulting from normal wear and tear.
